The Difference Between Mobile, Manufactured, and Modular Homes

Living in a rural community there a quite a few mobile and modular homes. Have you ever wondered what the difference between mobile homes, manufactured homes and modular homes are? It can be a confusing concept and I have heard the term mobile home used for all three, but there are distinguishing features.

Modular Homes

Modular Homes are constructed in factories, are fully customizable, and use the same components of a regular site-built home. Once the home has been built in the factory it is delivered to the site and assembled. Modular homes are placed on a permanent foundation such as a slab of concrete, crawl space, or basement. They are considered real estate, rather than personal property, so the insurance, taxes, and home loans are the same as site-built homes.

Manufactured Homes

Manufactured Homes are built in factories, have a chassis, and can be moved. They are considered personal property, but can be affixed to the property to make them real property. The construction of manufactured homes is regulated by The U.S. Department of Housing and Urban Development to ensure safety and conformity. There are a variety of models and styles available that can range from having staples and panels on the walls (for less expensive options) to being built with drywall and screws (similar to a site-built home). The insurance, taxes, and home loans are different for manufactured homes than site-built homes because they are personal property and depreciate in value over time. They are a great cost-effective option if you are on budget.

Mobile Homes

Mobile Home was the term used for manufactured homes that were designed on wheels before June 15, 1976.
