Union Chamber of Commerce

by Hickinbotham Real Estate Team

Union Area Chamber of Commerce sent us letter of appreciation for renewing our membership for this 2015 year. The letter reads:

"Thank you for renewing your membership for 2015. The Union Chamber of Commerce would not be as strong as we are without your support. We know times are tough and especially appreciate your commitment.

We have enclosed the 2015 sticker for your Chamber plaque. If you have any questions or comments for us, or if you just want to stop by to see us, please do not hesitate to do so. We enjoy visiting our members and listening to ideas about how the way we can better serve you.

Once again, thank you for your renewal and we hope to see you at some of the Chamber-sponsored events held throughout the year."

We're excited to be a part of both St. Clair and Union Chamber of Commerce for another year.

St. Clair Chamber Honors Best of Best at Banquet

by Hickinbotham Real Estate Team

While clicking through the emissourian today, I noticed an article from January 17th titled “St. Clair Chamber to Honor Best of Best at Banquet.” Earlier in January business and churches were asked to nominate who should receive the awards. There were a total of 9 categorize in which to nominate someone. “Twenty individuals and five businesses or organizations have been nominated”.  According to the article “awards will be presented on Saturday, Feb. 7, as the highlight of the annual Celebrate St. Clair Banquet.” During the banquet, "The St. Clair Police Department, Fire Protection District and Ambulance District also will present their 'Employees of The Year'. The other award will go to Nathan Tate, who served as the 2014 Chamber board president."

Isn't it wonderful to live in a City that honors the amazing actions of its citizens!

Benefits of Buying Towards the End of The Year!

by Hickinbotham Real Estate Team

Summer may be real estate’s busy season, but winter offers great opportunities for buying a house, especially for renters looking to become homeowners, growing families trading up to larger houses and baby boomers seeking homes to fit their evolving lifestyles. Generally speaking, your housing choices during the late fall are still healthy. October and November are great months to go house hunting. December is usually sparse, market-wise, but if that fits your timeline, you could luck out.

The benefits to buying a house at the end of the year include the following:

1. Tax savings

If you close by December 31, you can deduct mortgage interest, property taxes, points on your loan and interest costs. These deductions are significant, especially in the early years of your loan when you’re paying off a lot of interest.

2. Motivated sellers

Many sellers want to enjoy tax savings on the next home they purchase. They may accept lower bids in order to meet Uncle Sam’s deadlines. However, if you’re in a strong seller’s market, you’ll want to be conservative and heed advice from your real estate professional.

3. Builder incentives

If you’re buying a house that is brand new, there’s a good chance builders may push to close the books on their year and meet quotas. They may offer upgrades or little extras to sell houses before the calendar turns.

4. Available movers

Many moving companies are booked six weeks or more in advance during the busy summer months. In the fall and winter, it’s normally easier to secure the services of a moving company or rental equipment on shorter notice.

5. Paying toward something you own

If you’re renting, your monthly check goes toward something that will last you a month: You’ll never see any return on that money. When you buy a house, your monthly mortgage payment goes toward an investment and ultimately a roof that’s yours.

6. Consistent payments

Landlords can increase your rent. Once you secure a mortgage, you can rely on consistent payments if you have a fixed-rate loan.

7. Freedom to renovate

Modernize your kitchen, paint your home’s exterior neon orange, change your fixtures or replace your carpeting; whatever inspires you, no one can tell you, “No!”

8. Gaining equity

In the beginning, most of your payment goes toward interest. But gradually more will go toward paying off your principal, meaning you build up equity or savings in your home. Another factor in equity is appreciation: As home values rise, so does your rate of equity

Be Thankful!

by Hickinbotham Real Estate Team

Being consciously grateful is essential to a happy life. It keeps you positive and optimistic, which are two of the most important things you can be. Never forget that you get what you give, and being a positive person will bring more positive people, events and opportunities into your life. No matter who you are, there is something to be thankful for. A roof over your head, the food in your fridge, your family and friends. Every day that you are in good health, every day that you get to go to work, every day you get to drink clean water. Each of these are truly a gift! When you begin to recognize the goodness in your life, and make a conscious effort to be grateful for those things, you will see that every day there is more and more to be thankful for.

Happy Thanksgiving!

St. Clair Park Board Gets Grant For Trails

by Hickinbotham Real Estate Team

Recently, the St. Clair Parks and Recreation Board received a grant from the Missouri Department of Natural Resources to give the walking trail at Orchard and Evergreen parks a, "much-needed facelift" Keith Domke said. There were 28 applications for funding totaling $3.5 million. The entire walking path at Orchard Park will be seal coated. The newer trail at Evergreen Park will get a, "full asphalt overlay." as will the connecting section at St. Clair Southern Baptist Church. Benches and Solar lighting will also be added at both parks. Recreational Trail Grant is the official name of the grant and it was approved by the Missouri Trails Advisory Board. After Assistant City Administrator, Travis Dierker, and Parks Supervisor, Geoff Aslinger, attend a one-day training meeting on parks and recreation the process will move forward.

Interior design tips for your new home!

by Hickinbotham Real Estate Team

Okay, moving day is here! The boxes are all labeled and being put in the “right” rooms but now for the questions, “Where do you want the TV stand?” “Do you want the book case or desk against this wall?” and suddenly you are beginning to become overwhelmed! We’ve all been there, done that and we have heard our clients say the same thing. We all have ideas of what goes where before we move into the “new place” but that does not ease the stress that the, all too forgotten, small items give us.

Before moving it may be a good idea to try to plan out the decorating and design of your new home to relieve some of the stress caused by moving day. There are tons of websites dedicated to home design like,,, etc. One of our favorite websites here at the office is Pinterest. They have millions of pictures showing different interior design ideas. There are also many TV shows on design and decoration. So when that big day comes, remember, decorating should be fun, personal, and make your new house feel like home!

2014 End Of Session Report

by Hickinbotham Real Estate Team

The letter below was published in the 2014 End of Session Report by Dave Hinson.

2014 End of Session Report

Dear Constituents,

On May 16, 2014, the final gavel sounded in the House chamber, and the 97th Missouri General Assembly adjourned.

As usual, the last days of Session were filled with long hours and determination to get the job done. Knowing your views and receiving input from so many citizens back home made a difference for me when it came time to vote. Your interest and involvement in the legislative process played an important role, and we accomplished many of our goals by working together.

This newsletter contains a complete list of the Truly Agreed To and Finally Passed Legislation for the Second Regular Session of the 97th General Assembly. Unless vetoed by the Governor, these bills will become law on August 28th of this year. Any vetoed bill can be taken up again by the General Assembly during the Veto Session in September. Detailed summaries and complete text of all legislation can be found at

I hope you find this newsletter helpful and informative. Please do not hesitate to contact me if you have any comments, questions, or concerns.

As always, it is an honor to serve.

Dave Hinson
